Terminating Your Fixed Term Lease As a Tenant In South Australia

How to terminate a tenancy correctly at the end of a fixed term tenancy:

At the end of your tenancy, in South Australia, the correct notice must be provided by either the Tenant or Landlord in order to correctly terminate the lease.

As the Tenant, you’ll be required to, not less than 28 days prior to the end of the lease termination date, provide notice on a Form 4B “Notice of Termination By Tenant At End Of Fixed Term Tenancy”, of your intention to terminate the lease at the expiry.

If this notice is not provided greater than 28 days before the end of the tenancy expiration date, or the respective notice from the landlord to yourself as the tenant within the prescribed time, then the tenancy will continue on as a periodic tenancy.
